Green Building Design
AEA’s technical services and construction management teams have the knowledge, experience and qualifications necessary to guide your new construction project through the design and construction process, meeting your green goals and the energy efficiency and sustainability standards of a variety of new construction programs. Our staff includes BPI Certified Multifamily Building Analysts, Certified Energy Managers, LEED Accredited Professionals (various specializations), GreenPoint Raters, ABAA Air Barrier Assemblies Certified Installers, Certified Passive House Consultants, Certified Passive House Tradespersons, and more.
NYSERDA Multifamily Performance Program (MPP)
In New York, AEA provides services in support of the construction of high performance multifamily buildings under NYSERDA’s Multifamily Performance Program (MPP) and can assist developers in meeting Enterprise Green Communities criteria. Developers can earn incentives for designing and constructing energy-efficient new housing that meets building performance goals set at specified levels above those required by applicable codes. At present, NYSERDA requires that the designed building be at least 15% more energy efficient than would be required under ASHRAE 90.1 2007. The developer selects a NYSERDA-approved MPP Partner to assist the development team in meeting these goals and to serve as NYSERDA’s representative on the project.
As the MPP Partner for a project in the MPP New Construction Component, AEA recommends energy measures to be incorporated into the design and construction documents that will improve the building’s energy performance. AEA works with architects, engineers, contractors and owners throughout the design development, construction documents, and construction phases to develop and implement the energy conservation measures following NYSERDA Program Guidelines. Calculations are performed using a US Department of Energy-approved computer simulation method.
While some developers come to the Multifamily Performance Program only once building design is underway, it is more expeditious and benefits all parties involved in the design of the project to engage the MPP partner as early as possible in the planning process, so that the partner’s recommendations for achieving energy goals can be discussed before decisions about plans for building systems and other key elements have been made and plans developed.
AEA construction oversight of the related scope of work ensures that measures planned in the drawings are installed according to specifications to meet project goals and earn incentives based on cost per gross heated square foot of the building.

With LEED Accredited Professionals in various specialties on staff, AEA can assist clients in achieving LEED certification for their existing or newly constructed buildings. Coordinating with building owners and the design team, AEA will formulate a list of proposed LEED measures that are cost effective and appropriate for the client’s unique building. This gap analysis provides the client with clear guidance on how to take an existing building plan or design to a specific LEED certification goal. Throughout the LEED process, AEA will be there to provide on-site verification of installed measures and to help guide building owners, the design team, and contractors. AEA’s LEED Accredited professionals on both US coasts, provide clients with the wide-reaching experience that green building projects demand.

Green Point Rating (California):
As certified Existing Multifamily GreenPoint Raters, the AEA staff can assist clients in achieving the GreenPoint Rated certification for their buildings. Coordinating with building owners and the design team, AEA will formulate a list of proposed GreenPoint rated measures that are cost-effective and appropriate for the client’s unique building, perform initial site visit(s) and diagnostic testing, and create an energy model that shows the existing and proposed energy use of the building. AEA’s extensive experience with multifamily buildings, help to cut down on the outside consultants needed during the GreenPoint rated process, saving a client time and money. Throughout the GreenPoint rated process, AEA will be there to provide on-site verification of installed measures and to help guide building owners, the design team, and contractors.
